This 1894 Buffalo Chateau Was Built as a Photography Studio — and It's Still Spectacular

Most homes on Zillow have a story. Few have a story that starts in 1894 with a portrait photographer, runs through 130 years of architectural preservation, and ends with hand-painted ceilings and two French chateau towers still standing in the heart of Buffalo's Elmwood Village.

The Building's Extraordinary Past

467 Virginia Street was constructed in 1894 by F.H. Loverin as a live/work photography studio for E.F. Hall, who likely catered to the wealthy families of nearby Delaware Avenue. It was designed in the French Chateau style, with two towers flanking a large sloping roof — originally fitted with a massive skylight, a common feature in early photography studios when film sensitivity was low and natural light was everything. The front entry passes through one of the towers, each still sporting its original tile roof. The east tower features a dormer with an intricate filigree carving. In 1908, the building was sold to portrait photographer Howard Beach, and it has been quietly astonishing architecture enthusiasts ever since. Inside, Moorish architectural details meet original hand-painted ceilings and walls — untouched since 1894 in many areas — along with ornate oak woodwork, inlaid hardwood floors, original light fixtures, wainscoting, leaded glass windows, and exquisite fireplaces.

What You're Actually Buying

The building totals 6,723 square feet and is structured as two connected sides — a design that dates back to its original work/live layout. The primary residence side offers a living room, library with built-ins and a gas fireplace, formal dining room, kitchen, two spacious bedrooms, a bonus room, full bath, and laundry. The townhouse side — with its own grand staircase, living rooms, dining room, kitchen, and half bath — is separately rentable, offering a meaningful income opportunity. Both sides have separate utilities. The seller has completed over $175,000 in restoration work including updated boilers, new electrical systems, a restored roof, new drain tile and sump pumps, and new attic windows installed in early 2026 — with an additional $31,000 in contracted work still to be completed before closing. It's listed at $749,000 in one of Buffalo's most walkable and sought-after neighborhoods, with a Walk Score of 95.
